RICHARDSON, TX—KDC has topped out the first of three office towers—totaling 1.5 million square feet—at CityLine, a mixed-use project in Richardson. Bloomington, IL-based State Farm is leasing the towers.

Construction of the three towers began in April 2013. The class-A office buildings include a 13-story building, a 15-story building and a 21-story building. Each is situated on a five-level parking structure along with ground-floor retail space. State Farm will occupy the facilities beginning later this year.

In addition to the three towers, KDC also is developing an additional 500,000-square-foot building at CityLine. The fourth office building will be completed in mid-2016 and will also be leased by State Farm.

KDC has already begun the 2.3 million-square-foot initial development phase of CityLine with completion scheduled for 2015, with a focal point being CityLine Plaza, an urban plaza designed by the Office of James Burnett, who was the landscape architect of Klyde Warren Park in downtown Dallas.

More than 92,000 square feet of retail, restaurant and entertainment venues with sidewalk cafes and patio seating will frame plaza, with Austin-based Whole Foods Market having been named the first retail tenant.

Other features at the property will include a 150-room boutique hotel as well as 532 new multi-family residential units, a 17,000-square-foot wellness and fitness facility and a 41,000-square-foot boutique office building. A 3.5-acre park will connect runners and cyclists to a trail system that runs as far south as White Rock Lake.

Also planned for CityLine is a 489,000-square-foot, three building office facility for Raytheon.

At full build-out, CityLine will contain approximately six million square feet of office space, two hotels, 3,925 multi-family residential units, 300,000 square feet of grocery, restaurant, entertainment and retail space, and three parks.

Austin Commercial is the general contractor and Corgan Architects is the shell building and interiors architect. Kimley-Horn is the civil engineer; Telios is the mechanical engineer and L.A. Fuess is the structural engineer.
