LOS ANGELES—J. Fam LLC has secured $24 million for 60 acres of for-sale land at the southwest corner of Telegraph Road and South Wells Road in Ventura, CA. The borrower plans to use the funds to help develop condominium units and single-family homes on the site.

Funded by US Bank, the $24-million loan has a two-year term and a 6-month extension. EVPs Sharon Kline and Marina Massari of CBRE's capital markets debt & structured finance team represented J. Fam LLC in the transaction. Kline and Massari declined to provide a comment or further information about the transaction.

J. Fam LLC purchased the land in 2011. It is fully entitled for 334 residential for-sale units, developed across three phases. J. Fam plans to develop 110 condominium units on the site as well as 224 detached single-family homes. The community will also feature linear parks and bicycle paths.

Developers are finding loads of opportunities in Ventura County, and not just for residential. The Collection at River Park, a 600,000-square-foot retail center recently opened its doors, and signed leases with 16 new retail tenants. Orange County-based Shea Properties developed the center.
