HOUSTON--CBRE has retained the exclusive leasing and management rights for the Class A+ boutique office building, 3040 Post Oak Boulevard, on behalf of its new owner, MetLife Real Estate Investors.

The 22-story, 426,009-square-foot office building was originally part of the Lakes on Post Oak complex in The Galleria, which was sold by HFF in a Five Mile Capital and Crocker Partners partnership last week. Currently, the building's major tenants include Bechtel Engineering, Carriage Services and Jackson & Cooksey.

“Law firms and other professional services companies, as well as oil and gas companies, are ideal tenants for 3040 Post Oak," Rima Soroka, CBRE vice president, said to GlobeSt.com about prospective tenants.

With access to an on-site deli/cafe space that offers catering services and a 17-acre park with two lakes and outdoor leisure space, tenants are also well-positioned: The building is located on the southwest side of The Galleria--a “two minute walk away,” according to CBRE--and nearby Loop 610, Highway 59 and the Westpark Tollway.
