MONTVILLE TOWNSHIP, NJ — Chapin Leasing & Management has completed four lease transactions totaling 94,000 square feet at Montville Corporate Centre III. Located at 19 Chapin Road in the Pine Brook section of Montville Township, the property is owned by a joint venture partnership of AEW Capital Management and Chapin. AEW owns the property on behalf of one of its institutional clients. Chapin also serves as exclusive leasing and management agent for the property.

Montville Corporate Centre III consists of four high-quality flex industrial buildings totaling 530,000 square feet. Located in the Eastern Morris industrial submarket, Montville Corporate Center offers immediate access to the I-80/I- 280/Rt. 46 and I-287 interchanges and has access to several retail centers and office headquarters.

Chapin's Joshua Meisner exclusively represented AEW in the transactions, working collaboratively with each tenant's broker. The transactions included:

  • 34,000 square feet of flex/office space to Trane US Inc. J.C. Giordono and Chris Conklin of Jones Lang LaSalle represented the tenant.
  • 31,000 square feet of flex space to I.J. Fisnar Inc. Robert Adams of Garden State Realty represented the tenant.
  • 22,000 square feet of flex/industrial space to Polek and Polek. Scott Kraft of Allied Realty represented the tenant.
  • 7,000 square feet of office space to a tenant that declined to be identified.

These new tenants will join Doosan, Pitney Bowes Mail Services, Rymax Marketing Services, Samsung Electronics and Ricoh, among others. Available suites at Montville Corporate Centre III range in size from 11,000 to 61,000 square feet (divisible) of flex and office space. The largest contiguous block of vacant flex space is 61,000 square feet consisting of high finished office, with the flexibility of conversion to 22-foot clear height warehouse. The corporate campus features units of flex, office and industrial with private 24/7 access to each tenant suite, minimum loss factor, and ample parking.
