TAMPA, FL—Once owned by a Tampa megachurch, the Without Walls International campus now has a new owner. Richman Group acquired the high-profile property, which is located in Tampa's Westshore district, for $14.3 million.

Westshore is Tampa's largest office market, but the 13-plus-acre property is prime for multifamily and retail development opportunities. Sperry Van Ness' Bill Gross and Kenny Anderson found the buyer in the sale that took two years to culminate.

"There were a number of planning, rezoning, and permitting phases during this process,” says Anderson. “The key to success was our team's ability to remain attentive to the transaction and focused on the needs of each party, while providing guidance and direction when needed.”

The Westshore property is home to a church sanctuary, administration building, and surrounding land. Sitting on the western edge of Tampa, Westshore has emerged as a hot district in the past few years. With more than 12 million square feet of commercial office space, it is the largest commercial market in the area.

“Westshore properties continue to be in high demand and this property provides outstanding mixed-use opportunities,” says Gross. “I anticipate this transaction will serve as a catalyst for continued growth and activity in this area.”
