HOUSTON–Trammell Crow Co. and joint venture partner Clarion Partners have broken ground on a new facility for DB Schenker, a transportation and logistics solutions provider, near George Bush Intercontinental Airport.
DB Schenker signed a lease for an office/warehouse building totaling 150,000 square feet, with a lay-down area in excess of three acres. The building is located in Kenswick AirFreight & LogisticsCentre, a multiphase industrial business park developed by Trammell Crow and Clarion Partners.
"As a leader in the logistics and transportation industry, DB Schenker is delighted about the development of this best in class facility,” says Malcolm Heath, Schenker Inc. CEO. “The new facility will provide DB Schenker the space necessary to house our growing staff of exceptional logistics professionals while meeting the needs of the oil and gas, project and technology industries for many years to come."
“We are excited about the opportunity to provide a world class facility for DB Schenker at Kenswick AirFreight & LogisticsCentre,” said Jeremy Garner, a principal with Trammell Crow Co.'s Houston office.
The building includes 26,500 square feet of office space and 123,500 square feet of warehouse space, with the ability to expand by approximately 25,000 square feet. The project is situated on a 13-acre parcel and features over three acres of outside storage, 28-foot-clear height, an ESFR sprinkler system and 130 foot to 210 foot deep truck courts. The site has access to US 59, Beltway 8, FM 1960 and the IAH CargoCenter.
Munson Kennedy Partnership was hired to design the project and Rosenberger Construction is the general contractor.
Kenswick AirFreight & LogisticsCentre is one of several projects in a national industrial development program Trammell Crow Co. and Clarion Partners have established that is focused on the development of new Class A industrial buildings in targeted markets throughout the U.S.
Glynn Mireles, first vice president, and David Albert, senior vice president with CBRE represented DB Schenker in the lease transaction.
