PHOENIX—In this week's Deal-Tracker, Cassidy Turley announces the sale of a 49,816-square-foot medical office building at 555 North 18th Street in Phoenix's Downtown Submarket. San Francisco-based Stockbridge Funds purchased the property for $8.45 million from Chicago-based Heitman Real Estate Investment Management. Executive managing director Eric Wichterman and senior vice president Mike Coover with Cassidy Turley negotiated the transaction on behalf of the buyer and seller. Built in 2006, St Luke's Medical Building is a multi-tenant medical office project on 5.63 acres. The property is located north of Van Buren Street on 18th Street, adjacent to St. Luke's Medical Center and one-half mile from Interstate 10. St Luke's Medical Building was 86% occupied at the time of sale. The new owner plans to hold the property and continue to lease-up the remaining space.

-PHOENIX—P.B. Bell Companies and Davis Enterprises have been selected by the City of Phoenix to redevelop the historic Barrister Place building in downtown Phoenix. City officials chose the P.B. Bell Companies/Davis Enterprises collaboration from among seven bidders seeking to redevelop Barrister Place and two adjacent parcels on the southeast corner of Central Avenue and Jefferson Street. The collaborators' plans call for an adaptive-reuse renovation effort that centers on creating and operating a boutique mixed-use community on the site. Special emphasis will be placed on preserving the building's historic façade while modernizing the interior to carry it, and the accompanying development, into the future. Following construction, P.B. Bell Companies will market and property manage the residential and commercial spaces, and Davis Enterprises will oversee leasing for the retail space.

-PHOENIX—A 25,465-square-foot warehouse building at 3880 E. Broadway Rd. in Phoenix has sold to a California owner/investor group for $2.95 million. The sale featured Lee & Associates principals on both sides of the transaction. Stein Koss and Tom Louer of the Phoenix office represented the seller, EERST Properties of Scottsdale. Nate Bubeck of the Phoenix office and Tom Gilmer of Lee's Orange, CA office represented the buyer, William T White III Revocable Trust of Costa Mesa, CA. The fully-occupied, one-story building is currently leased to Border Construction Specialties, LLC. The building sits on a 2.3-acre parcel and is located just south of Phoenix Sky Harbor International Airport and Interstate 10.

-PHOENIX—Colliers International in Greater Phoenix recently completed the sale of Villa Serena, a 137-unit, Class B apartment complex, for $6.42 million. Janet LePage of North Vancouver, BC, purchased the complex, located at 4221 W. Dunlap Ave., from Bligh Group, LLC, of Rancho Santa Fe, CA. Bill Hahn, Jeffrey Sherman and Trevor Koskovich, senior vice presidents with Colliers International's HSK Multifamily, served as the brokers for the buyer and the seller. Built in 1982, the garden-style 117,732-square-foot apartment property is situated on 5.04 acres and consists of one, two and three-story buildings.

-PHOENIX—ABI Multifamily has completed the sale of 22 of 54 units at Rialto Condominiums, a community near Arizona State University. Converted and renovated with condo grade finishes in 2006, the 22 units with HOA control sold for $1.5 million. Eddie Chang, partner at ABI was the lead broker for this transaction. Built in 1985, the property was converted to condominiums in 2006. With washer/dryers in every unit, many of the units were also renovated with new ceramic tile in bathrooms and kitchens, new lighting, doors, hardware and 2-tone interior paint. The remodeled units also feature wood flooring, new cabinets, granite countertops and stainless steel appliances.

-PHOENIX—Marcus & Millichap announces the sale of Alvarado Apartments, a 10-unit apartment property located in Phoenix. The asset sold for $425,000. Chris Lake, Brian Tranetzki, and Richard Butler, investment specialists in Marcus & Millichap's Phoenix office, had the exclusive listing to market the property on behalf of the seller, an individual/personal trust. Alvarado Apartments is located at 376 E. Alvarado Rd. This single-story, block constructed apartment community was built in 1958 and consists of six one-bedroom units at 600 square feet and four two-bedroom units at 775 square feet. Due to its location and close proximity to some of the most preeminent attractions in Central Phoenix, this property is a prime candidate for the buyer to reposition.
