PHOENIX—Ensemble Real Estate Solutions, a Phoenix-based full-service healthcare real estate firm, has established a strategic relationship with Phoenix Children's Hospital to serve as its exclusive real estate advisor.
“Ensemble, like most developers, has typically worked for hospitals to complete specific real estate projects and assignments. Under our new model, Ensemble is working with Phoenix Children's Hospital. We are providing an experienced and resource-rich platform that empowers Phoenix Children's Hospital to be more in control of its real estate needs,” says Randy McGrane, Ensemble's CEO.
McGrane tells GlobeSt.com, “What makes this unique is that we're using our platform to allow the hospital to execute their mission. We let them do their business while we do ours.”
The real estate services include analytics, capital and investment strategy, market expertise, project management, tenant representation and lease administration. To begin, Ensemble is overseeing 12 leases in nine locations, totaling approximately 116,000 square feet.
In addition, Ensemble advises Phoenix Children's Hospital on new property needs such as market analyses, site selection and lease vs. buy evaluations.
Operating as Phoenix Children's exclusive real estate agent allows Ensemble to collect typical market fees paid by landlords or sellers, creating a fully functioning real estate department with the benefit of no overhead costs for the hospital.
“There have been massive changes in healthcare,” says McGrane. “In the past, hospitals had their reasons for not wanting to own some assets. Part of it was the capital. The other was that they didn't want to be landlords to entities they had transactions with on a daily basis, but they saw developers making money on buildings around the hospitals. At some point it made sense to take another look at this. We show them how to make decisions to capitalize on the market. We look at it like an asset manager for their real estate base. People working in healthcare real estate today should be sharing the pie in a really aggressive way. We believe in healthcare.”

Ensemble and Phoenix Children's Hospital have a long-term relationship.
Last year, Ensemble developed the 35,355-square-foot Phoenix Children's Southwest Valley Center, a specialty and urgent care center. The $14.7 million clinic in Avondale features 27 patient rooms, two treatment rooms, X-Ray, ultrasound, three infusion bays and on-site lab services.
In 2007, Ensemble developed the 30,000-square-foot Phoenix Children's East Valley Center. The $9 million Mesa clinic features 20 exam rooms, three minor treatment rooms, two procedure rooms equipped with monitoring devices, a radiology department, an EKG machine, two code carts, two defibrillators and language translation services.
In 2003, Ensemble developed the 66,000-square-foot Rosenberg Children's Medical Plaza, located on the campus of Phoenix Children's Hospital. The award-winning property also includes an on-site surgery center.
