HACKENSACK, NJ—In response to demand among smaller firms looking for turnkey high-quality office space, Alfred Sanzari Enterprises, owner and manager of the Court Plaza South in Hackensack, is now offering opportunities to lease flexible-term, pre-built office units ranging in size from 462 to 2,320 square feet.

The program is designed to bridge the gap between an office suite and permanent office space, says Richard Mirliss, executive managing director of Colliers International NJ, exclusive leasing agent for Court Plaza.

“We have experienced a high level of interest from individuals and companies looking for professional, but smaller-sized office space. The business-ready pre-built units cater to a population that otherwise would not find space options in an asset of Court Plaza's caliber,” says Mirliss. “Essentially, we are taking the complexity out of the leasing process for tenants, many of whom have specific timeframe requirements and need to be up and operational fairly quickly.”

Court Plaza's location, directly across from the Bergen County Courthouse, makes it an attractive option for tenants of all sizes seeking a downtown Hackensack office setting.

“Even the tenants that don't need as much space have access to all of Court Plaza's top-flight on-site amenities, as well as the cachet of being associated with the many larger companies already doing business in this premier office environment,” says Stephen C. Jennings, Sanzari's vice-president of leasing and marketing. “In the Bergen County marketplace, there are very few commercial buildings that can match the convenience and prestige of Court Plaza.”

Two legal tenants already have taken advantage of the small space program. Attorney Kenneth M. Grossman leased 462 square feet of space, and The Reinartz Law Firm – with offices in Jersey City and New York – will occupy 523 square feet.

The 335,000-square-foot Court Plaza office complex encompasses Court Plaza North, Court Plaza South and Court Plaza East. The property includes an extensively landscaped plaza with fountains and seating areas, ample covered parking, a full-service bank, shoe shine/repair and dry cleaning services, eco-friendly car wash service, a fitness center, public transportation to New York City and Northern N.J., a cafeteria with indoor and outdoor seating, and a common meeting room. As the headquarters location for Sanzari, Court Plaza is just one mile from Routes 4 and 17, and I-80. The complex is located near shops, restaurants and other area conveniences.
