CHICAGO—Harbor Group International, LLC has provided many upgrades to One South Wacker, its 40-story, 1.2-million-square-foot tower in the West Loop, including exterior and lobby renovations. And the company has now just signed New York-based Serendipity Labs to open and manage a 30,000-square-foot co-working lounge and conference center on the mezzanine level and second floor. This makes One South Wacker the first class A Chicago office building to incorporate a full-service shared workspace and conference center for its tenants and the public.

Serendipity offers memberships to corporate professionals, independent workers, and project teams. It will operate the location in partnership with Hospitality Ventures Management Group, a hotel management and development firm that operates 42 hotels across the country. The new facility includes an open co-working lounge available to building tenants and members, a labcafe, private offices, workstations, studios and meet-up rooms, giving members a range of options. The conference center will accommodate up to 100 people and meeting spaces with have tools such as HD monitors. Serendipity will offer several workplace membership plans including a 5 or 10 day-access, day passes, and full-time private offices.

"Serendipity Labs' design and corporate appeal fit in with the repositioning of One South Wacker and will offer another market-leading amenity that complements our renovation of the building,” said Jim Vallos, managing director of Harbor Group International, in a prepared statement. Neither he nor Serendipity officials were available yesterday, but GlobeSt.com will provide an update on Monday. "We are very excited to bring Serendipity Labs to Chicago. This new generation of workplace amenities will enhance our tenants' ability to attract and retain top talent.”

One South Wacker sits at the intersection of Wacker Dr. and Madison Ave. within steps of major transportation hubs including Union Station, the CTA, and the Ogilvie Transportation Center. The building renovation includes the addition of a high-end 8,000-square-foot fitness club, a complete renovation of the lobby and exterior plaza and modernization of key building systems.

The company plans to open the co-working lounge and conference center on October 15th.
