JERSEY CITY, NJ— PHMII Associates has named Boston-based Tocci Building Companies builder and construction manager of The Residences at 3 Journal Square, a 17-story (13 above ground, 4 below) mixed-use development located in Jersey City, New Jersey. The $55 million project will include ground level retail and amenity space along with 240 upscale apartment homes.
As construction manager, Tocci will lead a project team comprised of top industry firms including Marchetto Higgins Stieve Architects, engineers Christie Engineering P.C., Dresdner Robin, Barone Engineering Associates, LLC, and interior design firm The Childs Dreyfus Group. The 219,446 square-foot building will be built atop an existing four-story parking garage on a tight 2.47-acre urban site.
To address the complex logistical aspects on this high-profile project, Tocci used a detailed Building Information Model (BIM) to create a seven-phase plan to coordinate project systems, streamline the construction process, and communicate mitigation plans.
BIM will be used to manage off-site prefabrication to reduce time and on-site labor requirements. The building will be construcrted of light-gauge metal wall framing and composite joist/concrete floor framing along with new structural supports around the existing parking garage. Finished building highlights will include a green roof, eco-friendly charging stations for electric cars, upscale common areas, abundant amenities and attractive landscaping.
“This project presented logistical challenges due to its tight site, urban location, and position above an existing parking structure,” says Bud LaRosa, chief business performance officer at Tocci. “Our phased approach using BIM allows us to plan for issues that may arise from complex urban building scenarios. In addition we will use laser scanning to validate existing building geometry and control new building assembly during construction. The Residences at 3 Journal Square project is set to begin in November of 2014 with a completion date planned for the Fall of 2016.
