HOUSTON--CBRE has received the exclusive marketing assignment for Moran Ranch, a 673-acre parcel of land just north of Houston in Willis and Conroe.

Reps for CBRE tell GlobeSt.com that the property has been a family ranch for many years.

“As the surrounding area continues to expand laterally, development opportunities closer to the newly-improved highway now support decreased traffic times for area commuters, particularly those to the new ExxonMobil campus who should enjoy shorter drive times if residing closer to Interstate 45,” said Darin Gosda, senior vice president with CBRE. “As new residents continue to settle further north along Interstate 45, demand for new communities, attractions and amenities will soon follow.”

Primed for a master-planned residential development as well as mixed-use--including retail, office, single-family and multifamily--the site has a park-like setting and an abundance of rolling topography and hardwoods. Its proximity to major new commercial developments in North Houston, and frontage and visibility to four major thoroughfares offer convenience and opportunity for Houston's northward growth and expansion. It is also located 17 miles from The Woodlands Mall and 22 miles from the ExxonMobil campus under development.

With city utilities and drainage outfall, a Tax Increment Reinvestment Zone (TIRZ) in place, and a majority of the parcel being outside undevelopable floodplains or wetlands, the property is poised for development. Additional features include a large lake and creek, which traverses the site.
