PHOENIX—IPA, an operator of multifamily communities in Michigan and Arizona, and Retirement Community Specialists, Inc., an operator of luxury senior housing communities in Arizona, recently announced they have joined together under the same umbrella company, IPA, LLC.

RCS and IPA now operate together under the direction of a combined executive team and board of directors, including the four partners of IPA and Eric Johnston, the founder and owner of RCS. Both organizations will continue to operate in the marketplace under their respective names, leveraging the brands both companies have successfully built over the years.

The transaction created a multidimensional development and management company, differentiated by its ability to deliver quality lifestyles for students, professionals, families and seniors.

Allyson Nathan, director of marketing for both companies and the new entity, tells GlobeSt.com, “This venture represents significant development opportunities that will increase the choice of luxury senior living options for seniors throughout metropolitan Phoenix. As the relationships between our multifamily and senior living communities grow, more and more people will have the option to choose their next step, knowing our commitment to provide residents with the opportunity to live life to the fullest will be synonymous with our brands.”

IPA and RCS came together in 2012 to develop Generations at Agritopia, the flagship community of the company's “Generations” senior living brand. With plans to develop more communities in the Phoenix metropolitan market, “the decision to join forces was a strategic one based on the values and vision shared by both companies,” says Bill Fettis, a partner at IPA.

Nathan explains that as the relationship between IPA and RCS evolved over the last two to three years, it became more and more evident that their values, beliefs and vision were very similar—that they could build a relationship going forward that would focus on the development of senior living and multifamily housing communities that offer residents an extraordinary lifestyle experience. RCS' desire to step away from being a predominantly fee management company also factored into the decision to partner with a developer. Under the joint venture, RCS will provide the senior housing operational knowledge and background that will complement IPA's in-house development expertise, including the company's experience with project financing, obtaining land entitlements, along with pre-architectural planning and design.

Nathan adds, “With our Liv branded multifamily communities located in desirable locations near shopping, dining, quality schools and major employers throughout Phoenix, the addition of more Generations senior living communities throughout the metropolitan area will offer more people the opportunity to live closer to aging family members. This represents an opportunity for adult children to worry less about their family member's nutrition, social interaction, activity, driving or need for personal care, which they often provide at the risk of compromising their productivity at work, or the personal time they need for themselves and their own families. With a focus on intergenerational programming, residents of all of our communities will have more opportunities to interact with each other through social events, and community service and volunteer activities that will occur at our properties and in the broader community. Residents from our communities benefit from employer incentives we offer, as well as the lure of our properties that attract their friends to live there too.
