CONROE, Tex.--Kopke & Marek Investments broke ground earlier this month on a new multitenant office and warehouse project north of Houston in Conroe. The project targets industrial growth and commercial real estate investment in the North Harris and Montgomery County corridor.

“This project has been a high priority for our firm due to the well documented shortage of available space within the immediate 5-10 mile radius of the new ExxonMobil campus,” said Jason Kopke, a partner.

Kopke indicated the company has held an option on the property for more than a year.

The multitenant facility consists of more than 19,000 square feet of flex-use warehouse space that will be ready for occupancy this February.

The area's growth over the last two years has motivated the Kopke & Marek partners to develop first class projects in the area. The scope of the corridor is expected to expand beyond Interstate 45 with completion of the Grand Parkway. Access to state highway 59, the future Interstate 69 corridor, will drive investment in East Harris and East Montgomery counties, the firm conteds.

“Located on Loop 336 in Conroe, the project's easy access and vicinity to Conroe, The Woodlands, and ExxonMobil's new campus has garnered significant interest even before groundbreaking,” said David Alexander, who along with Rob Banzhaf of Newcor Commercial Real Estate, has been tapped to handle marketing and leasing of the project.
