LA MIRADA, CA—All Ways Pacific LLC, a third-party logistics company, has signed a lease for a 254,718-square-foot industrial facility in La Mirada, CA. Located at 15300 Desman Road in the mid-counties submarket, the class-A warehouse facility is only 30 minutes from the Long Beach and Los Angeles ports. The terms of the lease were undisclosed.

“This tenant was a good fit because it is a financially sound third-party logistics company with a growing presence in the L.A. Basin,” Luke McDaniel, SVP at JLL, tells GlobeSt.com. McDaniel represented the landlord in the transaction along with his JLL colleague SVP Cameron Driscoll. Daum Commercial represented the tenant in the transaction. The previous tenant, a carpet distribution company, vacated the building because it was downsizing.

The mid-counties submarket is attracting industrial users because of its close proximities to the ports. It currently has a 4.2% vacancy and second quarter absorption of 2 million square feet. Although the property is located in a very active submarket, the property generated less than expected interest. “We received a fair amount of interest, but overall activity has been a little slower than normal for class-A buildings over 200,000 square feet,” adds McDaniels.

“La Mirada and the mid-counties market are seeing a strong influx of third-party logistics companies coming out of the South Bay market,” says McDaniel. “The mid-counties offer's lower lease rates than the South Bay and still provides good access to the ports of L.A. and Long Beach.” Another major industrial user, the Dunkel Brothers, also recently bought an industrial property in the same submarket for a 327,089-square-foot building. Dunkel Brothers purchased the property from Heitman for $21 million, further illustrating user demand in the area.
