CHICAGO—Cohen Financial, a national real estate capital services firm, has just secured $9.45 million in debt financing for the acquisition of a 37,415-square-foot retail condominium building at 2000-2056 Lincoln Park West in Chicago. The building has been the home of R.J. Grunts, the first Lettuce Entertain You restaurant, since 1971. Other tenants in the fully-leased building include PNC Bank and a Starbucks. Dan Rosenberg, the managing director of Cohen Financial in the Chicago office, handled the transaction.

Rosenberg secured the $9.45 million acquisition loan with American Realty Capital, a full-service investment management firm that invests in commercial real estate. The borrower is LM Advisors, a San Diego-based affiliate of LM Capital Group, an investment management firm. The loan closed in September 2014.

“We are very excited about our purchase of this irreplaceable real estate,” says Tommy J. Nordgaard, vice president of real estate investments at LM Advisors. “The financing that Cohen Financial was able to secure is accretive to us and provides us the flexibility to maximize value at this asset.”
