MINNEAPOLIS—Like many cities across the Midwest, Minneapolis has begun attracting thousands of new residents to its increasingly vibrant downtown. Developers have stepped in to meet the demand, and the Opus Group has just completed The Nic on Fifth, a 26-story luxury high-rise apartment complex, the first of its kind to be built in the downtown core in nearly three decades.

As reported in GlobeSt.com, Opus recently finished VÉLO, a luxury apartment building in the city's North Loop, a former warehouse district.

Located on the corner of Fifth St. and Nicollet Mall, the building features 20,000-square-feet of retail space on the street and skyway levels with 253 apartment units above – including 26 penthouses. Residents began moving in on Sept. 12, and the building is now more than 60% leased. All units feature condo-level finishes with granite countertops, stainless steel appliances and floor to ceiling windows with floor plans ranging from alcove units to three bedroom penthouse suites.

The building also includes 30,000-square-feet of indoor and outdoor amenity space on the sixth floor. This includes a garden roof deck with a pool and spa, outdoor fire pits, a kitchen and grilling lounge, dog run and walking path. Indoor amenities include a large clubroom with various seating areas, televisions and a fireplace; a private dining area with a gourmet kitchen; and a fitness and yoga studio. Additionally, the building has 24/7 doorman and concierge services and is designed to meet LEED certification.

The development also provides quick access to the rest of the downtown. It has a light rail platform and shares a sidewalk with Nicollet Mall, an eleven-block pedestrian mall. It is also connected to downtown Minneapolis' public skyway system.

Construction began in November 2012 with Opus Development Co., LLC as the project's developer and Opus Design Build, LLC as the design-builder. Opus AE Group, LLC served as the architect and structural engineer of record, as well as the interior designer. Minneapolis-based Elness Swenson Graham Architects Inc. was the design architect.
