HOUSTON--Cassidy Turley has announced that downtown Houston's Allen Center complex is now 95 percent leased.
“We have been pleased to welcome over 10 new companies to Allen Center since January,” says Paul Frazier, senior vice president for Brookfield Property Partners' Houston region. “Brookfield continues to grow its stellar roster of tenants at its properties in Texas and around the world.”
Allen Center started 2014 at 88 percent leased, shortly after property owner Brookfield selected Cassidy Turley to provide project leasing services for the 3.1 million-square-foot, class A office complex. More than half of the leasing volume is with new tenants, several of which are new to Houston. Memorial Resource Development, a publicly traded and rapidly growing energy company, has leased 125,000 square feet in a long-term commitment.
Brookfield invested in a number of improvements at Allen Center, including a “whitebox” treatment that installed new ceiling grids, tiles, light fixtures, carpet and white paint, all to showcase the building's breathtaking views.
“This level of leasing volume wouldn't have been possible without Brookfield's space conditioning program, which put the property back on top as a trophy asset in the Houston skyline,” says John Pruitt, executive managing director of Cassidy Turley. “This helped our team minimize distractions and encourage prospective tenants to visualize their future in this space.”
Located at Bagby and Dallas streets, the property is one of Houston's most accessible, with quick access to Allen Parkway and Houston's downtown tunnel system and sky bridge connectors between five buildings in the complex, including a four-star hotel.
