KING OF PRUSSIA, PA–In a major reposition that is already drawing significant interest from a diversity of tenants, Kairos Real Estate Partners has unveiled its renovated Triad building in the heart of the Conshohocken, Radnor, and King of Prussia submarket. Kairos and Chevy Chase, MD-based Artemis Real Estate Partners acquired the four-story, 180,000-square-foot class A office property in 2013.
“Triad has always been a tremendous asset, and through the completion of a strategic, multi-million, multi-system capital improvement program we have now elevated it to become one of the best class A office properties in the Philadelphia metropolitan region,” says Kairos president Stephen J. Gleason. “The wave of new tenants speaks to the success of the program, coupled with Triad's ideal location, wealth of amenities, modern, efficient spaces, and easy commuting access. We are actively negotiating with several new tenant prospects, and look forward to bringing this Philadelphia suburban gem to 100 percent occupancy.”
The Triad property has been completely updated with the latest in technologies and infrastructure, and is now offering a significantly large block of Class A office space in the Philadelphia metro region, making it an ideal setting for space users across a wide range of industries. In September, as GlobeSt.com reported, Kairos successfully medical technology company Genomind from its Chalfont, PA, headquarters to occupy 8,700 square feet in the Triad building.
Over the past year, multiple new leases and renewals have been signed in the amenity-rich building, which includes a renovated 55' atrium lobby with an accenting centered skylight; glass enclosed elevators; 8' 6” finished tenant ceiling heights; and incredible window line with scenic views.
Triad is located at 2200 Renaissance Boulevard within Renaissance Park. Jim Dugan and Mike Maloney, of Newmark Grubb Knight Frank, lead the leasing efforts on behalf of ownership.
Other recent new tenants and renewals include Spring Mill Partners, Workpays.me, Communications Media, Inc., Tom James Company, and Seasons Hospice & Palliative Care.
Built in 1985, Triad includes renovated common areas and restrooms; a tenant-only fitness center with lockers and showers; and, a conference center. Tenants also have access to a daycare facility within Renaissance Park, on-site jogging trails, abundant outdoor parking, and Triad Café.
