BUTLER, PA—NAI Mertz of PA is now exclusive sales agent for a 191± acre mixed-use development site in Butler Township, PA. David Weaver and Stephen Cole, sales associates, NAI Mertz of PA, are representing the owner, Woodmont Properties, in this assignment.

“The current plans for this site call for 480 apartment units, 284 townhomes, 72 single-family homes and over 184,000 square feet of commercial and retail space,” says Weaver. “This is an exiting opportunity for a developer looking for a prime location in the Butler Township marketplace and a profitable development property for years to come,” adds Cole.

Centrally located along Route 309 and Interstate 80 just outside of Hazleton, PA, the development site consists of seven land parcels totaling 191± acres including 169± acres zoned for both single and multifamily residential and 22± acres zoned for commercial and retail space.

Currently, planned developments for the site include a combined medical and surgical center with a possible component for independent living, assisted living and/or senior housing. Other approved commercial uses include professional medical offices, facilities for large medical users, rehab facilities, retail centers and pad sites with drive-thru opportunities, educational and daycare facilities and a myriad of other commercial uses.

Hazleton and the surrounding areas are currently experiencing increased population and job growth, and also offer the peacefulness of the rural suburbs. In addition, this site offers convenience to major roadways, restaurants, banking facilities and cultural events that are found in the city of Hazleton and nearby Wilkes-Barre.

“A recent consumer study also ranked nearby Mountain Top as the best place for home ownership in Pennsylvania. The population growth and affordable home prices in this nearby town will surely increase the popularity and benefits of this Butler development site,” says Cole.
