HOUSTON–Colvill Office Properties has been retained to lease 1415 Louisiana, a 43-story, 520,000-square-foot office building in Houston's Central Business District. Richard Barbles and Connor Saxe of Colvill Office Properties will handle leasing for the class A space, formerly known at Wedge International Tower. The property is a project of WEDGE Commercial Properties Corp.
"There are a lot of positive developments going on in the CBD, with new office, multi-family, hotel, and retail projects coming on line,” Chip Colvill, president of Colvill Office Properties, told GlobeSt.com. “The CBD offers the 'live, work and play' environment employers are looking for today to appeal to the millennials. [The building] will be positioned to appeal to these progressive employers looking to move to the CBD."
In addition, Colvill says 1415 Louisiana offers a high-profile location.
According to Greg Armstrong, president of Wedge Commercial Properties, working with Colvill was a no-brainer.
“We have engaged Colvill Office Properties due to their extensive CBD experience,” he says. “Colvill currently handles the leasing of over 30 percent of the class A space in the CBD, so they will bring strong exposure of 1415 Louisiana to the CBD tenant base.”
"Despite the recent decline in oil prices, Houston continues to be one of the healthiest economies in the nation and we surmise the office market is now settling into a pace of sustainable growth,” says Colvill. “We expect this trend to follow through the remainder of the year and well into 2015. We continue to be optimistic that our strong economy will be resilient in carrying us through any current inconsistencies in the energy market."
