DALLAS—Venture Commercial Real Estate, an X Team International partner, has completed the sale of two properties in Richardson and Waco, representing more than 150,000 square feet of retail space.

The Richardson property, located at 300 South Plano Road near the southwest corner of S. Plano and E. Belt Line roads, accounts for 74,091 square feet of retail space. The 76,316-square-foot Waco building is located at 5050 W. Waco Drive. Currently, Burlington Coat Factory occupies both properties.

"We have worked with this client for more than 10 years to dispose of dark boxes, and we are pleased to expand our representation to include single-tenant income property sales," John Zikos, Venture Commercial partner, told GlobeSt.com. "These two transactions helped MDS Texas Realty close out a portfolio of 11 Burlington Coat Factory locations that were part of the Mervyn's portfolio.”

Zikos and Christopher M. Gibbons of Venture represented the seller, MDS Texas Realty, in the transactions, closing out a portfolio of four investment property sales for the client. David Tran of San Jose, Calif.-based Transmercial Commercial Real Estate Investments represented the buyer of the Richardson property, while El Paso-based MIMCo Inc. self-represented in the Waco property purchase.
