SAN ANTONIO--San Antonio-based Embrey Partners has broken ground on modern, urban living in the north part of the city.
The company received zoning approval to turn 8.28 acres of commercially zoned land in the Legacy Shopping Center into an apartment community earlier this year. Located at 1810 E. Sonterra Blvd., Dwell at Legacy will be nestled within 326,455 square feet of retail.
“Dwell offers that urban experience in the heart of San Antonio's Stone Oak suburbs,” John Kirk, executive vice president of development for Embrey, told GlobeSt.com. “As a bonus, we also have very easy on-off access to the major highways in town. Embrey has found success with this model. It is our third mixed-use development along the 281 corridor, as we work to bring that downtown-inspired, urban experience out north.”
The development, which is scheduled to open late June 2015, will offer 289 apartments, ranging in size from 550 square feet for a one-bedroom unit to 1,200 square feet for two bedrooms.
The property will offer views of the Texas Hill Country to the north, as well as other amenities such as an oversized porch at the clubhouse, infinity-edge pool with cabanas and a Bark Park for residents' four-legged friends.
“We are delighted to be working with John Santikos on this next phase of development for Legacy,” says Kirk, of the project that matches Embrey with the San Antonio businessman for the first time.
In addition to developing and building Dwell, Embrey will also manage the property once the project is completed. The architect is Dallas-based Good Fulton & Farrell, and the lender is Texas Capital Bank.
“We're seeing San Antonio embrace an adaptation of the suburbs to a changing population that is inclined to live in more urban environments,” Kirk says. “Millennials increasingly want to live near the things they need and do everyday -- good schools, retail [and] fitness facilities.”
