NEW YORK CITY—Kalmon Dolgin Affiliates, Inc. has been named the exclusive leasing agent for a 150,000-square-foot, five-story loft building with on-site parking at 3913 2nd Ave. in the Sunset Park area of Brooklyn, GlobeSt.com has learned EXCLUSIVELY.

Kalmon Dolgin Affiliates broker Jeffrey Unger will handle the exclusive listing. The entire building is available for lease.

“Sunset Park will be the next Dumbo within the next year or two,” Unger proclaims to GlobeSt.com. “New tenants are coming into the area every day.”

Adds Neil Dolgin, co-president of KDA, “The site is located just across the street from new planned Brooklyn Nets practice facility and just up the block from MakerBot, a producer of 3D printers. The future tenants of 3913 2nd Ave. truly will benefit from the renaissance already in play.”

Additionally, due to its “up-and-coming” nature, the area is leasing for very competitive rents, Unger notes. “We're asking $18 per square foot while areas like Dumbo, Williamsburg and Greepoint are charging $40 to $60 a foot. We expect to see a lot of demand from tenants getting priced out of these areas and Manhattan.”

In fact, he adds, “We've had interest from several large creative companies relocating from Manhattan, and companies that are being priced out of Dumbo.”

Even more traditional office tenants could make the site work, Unger says. “We have 30,000-square-foot floor plates, great views of Manhattan, we're two blocks from the N and R trains and one stop away from Atlantic terminal where there is access to seven subway lines plus the Long Island Rail Road.”

The building offers views of New York Harbor and Manhattan, an abundance of natural light, high ceilings and a recent renovation of the lobby. In addition, 20,000 square feet of on-site parking is available to tenants.

Tenancy at the building also offers a number of economic incentives for qualified tenants, including: NYC IBZ Credit, NYC Relocation and Assistance Program (REAP), NYC CEP Tax Credit, NY State Excelsior Program and the Energy Cost Saving Program.

The property is accessible just off the 39th street exit ramp of the Gowanus Expressway, directly across from the number one grossing Costco in the country. “We've even had interest from retailors looking to expand on neighboring Costco's success,” says Unger.
