TAMPA, FL—WellCare Health Plans, Inc. has completed a lease deal with building owner TerraCap Management, LLC for one of its Class B office buildings at the Tampa International Business Center here.

The health care provider will occupy an entire 76,120-square-foot Class B building at the center located at 5301 Idlewild Ave., according to CBRE, which announced the lease deal. Phillip Weber, vice president with CBRE Brokerage and Office Services, and colleague Hans Kaunath with CBRE in Tampa represented the owner in the marketing and leasing of the complex. David Johnson and Elizabeth Osborne with DTZ in Denver, CO, represented the tenant in the transaction.

“This building afforded WellCare immediate occupancy and convenient location that worked perfectly for the healthcare company's immediate needs and future growth,” says CBRE's Weber. “This office complex serves as a great value to tenants and is an excellent economic alternative to the higher-priced Westshore submarket.”

Built in 1981, the recently renovated seven-building office complex offers a professional, scenic office park setting with ample parking, building signage, high ceilings, as well as on-site management and leasing. TerraCap Management continues to add value to the project with multiple capital improvements that include enhanced landscaping, additional parking, a new identity package with new signage throughout the office park, and numerous other capital enhancement projects, CBRE states
