NEW YORK CITY—Plus-sized apparel firm OSP Group is heading out of two offices in Midtown and into one larger space in Lower Manhattan. This coming September the company will move into 156,000 square feet at One New York Plaza, alongside Revlon and Morgan Stanley, among other tenants.
Newmark Grubb Knight Frank executive managing director Brian Goldman and managing director Eric Cagner represented OSP Group in the site search and lease negotiations. Building owner Brookfield Property Partners was represented internally by Jerry Larkin, Duncan McCuaig and David McBride. Brookfield was not available for comment at press time.
CBRE's Ken Rapp, Peter Turchin, Adam Foster, Mike Rizzo and Cara Chayet also worked with Brookfield on the deal.
The growing fashion firm's existing spaces total 120,000 square feet. OSP was enticed to make the move by several features that have lured other companies Downtown from Midtown over the last year, Goldman tells GlobeSt.com. “It's the exceptional value and the floor plate sizes that are available Downtown. Not a lot of building have 68,000-square-foot floor plates at favorable prices.” He declined to discuss asking rent rates.
However, he notes of Downtown, “The financial industry has consolidated and/or relocated and has left vacancies for companies looking to expand and that want more collaborative space.”
