SAN JOSE, CA—Irvine, CA-based Bixby Land Co. has completed the leasing for its 228,000-square-foot creative office campus in San Jose, CA. ASML US Inc. has just signed92,842 square feet at the property, located at 399 Trimble Rd.

Bixby delivered the project in March 2014, and with its previous two-building lease to Verizon Corporate Services has now fully leased the project. Bixby's development was designed specifically for companies requiring a vibrant work environment to attract and retain top talent in Silicon Valley.

Terms of the lease were not disclosed. ASML US was represented by Jeff Ramirez of Newmark Cornish & Carey, and Bixby was represented by Christian Marent, Rob Shannon and Vincent Scott of CBRE.

“The speed with which THE Campus achieved full occupancy is a testament to the demand for innovative work environments with appealing architecture and abundant on-site amenities,” notes Bill Halford, president and CEO of Bixby Land Co. “ASML identified this as an ideal location for their Silicon Valley facility.”

THE Campus is one of four major office parks developed by Bixby in Silicon Valley. Bixby delivered a office campus renovation in Santa Clara, CA in May 2012, leasing the project immediately upon completion to Infoblox. Bixby is also in development on a 405,000-square-foot project in Santa Clara. The firm has also completed a 165,000-square-foot office campus on River Oaks Parkway in San Jose that is now occupied by Nimble Storage.

Bixby's Santa Clara project is in development as they implement a $20 million redesign, Halford tells GlobeSt.com. "The project is slated for a Q4 completion, and we'll have the marketing collateral up for the development by month's end as we rebrand the project 'The Quad at Tasman.'"
