KEANSBURG, NJ AND SOUTH HACKENSACK, NJ—NAI James E. Hanson has facilitated a sale and a lease transaction recently. NAI Hanson sold 19-21 Carr Avenue in Keansburg, NJ, to Father and Sons Building and Remodeling, and facilitated a lease for periodicals distributor Publishers Circulation Fulfillment, Inc.'s involving 22,203 square feet at 60 Saddle River Avenue in South Hackensack, New Jersey.

The Keansburg property's buyer plans to convert the 14,000-square-foot, mixed-use building to residential housing. The property is one block from the Keansburg Amusement Park and Runway Rapids Water Park, both of which are adjacent to the town's popular beach. NAI Hanson's senior vice president John Schilp and vice president Joan Cenicola represented the seller in the transaction.

“Many commercial properties in Keansburg have been converted to apartments, due to growing demand,” says Schilp. “The town is part of a large redevelopment effort aimed at reinvigorating the economy along the Raritan Bay coastline. We were pleased to help our client sell this investment property, which represents an excellent blend of size, location and flexibility.”

On the South Hackensack lease, NAI Hanson vice presidents Jeff DeMagistris, SIOR and Tom Vetter, SIOR marketed the space and managed the transaction on behalf of the industrial property's owner, Safer Development and Management, Inc. Publishers Circulation Fulfillment leased the space because of the facility's location, approximately two miles from the Garden State Parkway and Interstate 80. The company was also attracted to the space's ease-of-use features, including two loading docks, one drive-in and 1,500 square feet of office space.

“With clients throughout the region, this company needed a centralized storage facility from which it could manage routing and distribution for a variety of national, regional and local publications,” says DeMagistris. “Sitting between I-80 and the Garden State Parkway the space offers an ideal location as well as optimal shipping/delivery capability relative to the volume of product moving through.”
