HOBOKEN, NJ–SJP Properties has signed Kiddie Academy, a childcare learning center, to a 13,600-square-foot ground floor retail lease at Waterfront Corporate Center II within SJP's mixed-use office and retail complex in Hoboken, NJ.

SJP's lease with Kiddie Academy brings innovative and educational childcare services to one of Hoboken's busiest and most desirable business destinations. Situated within the heart of Hoboken's master-planned, pedestrian-friendly waterfront, Waterfront Corporate Center is the city's most successful mixed-use development. The three-building complex comprises 1.5 million square feet of class A commercial space adjacent to the W Hoboken Hotel and just steps from Hoboken Terminal's NJ TRANSIT, PATH, NY Waterway Ferry and Light Rail connections.

Though its services are open to the public, Kiddie Academy will be a welcome convenience for parents working in Waterfront Corporate Center by adding to the complex's on-site amenities, which also include a state-of-the-art fitness center for tenants. The complex's high-caliber tenant base includes such corporations as Pearson, Thompson Reuters, Marsh & McLennan and Sumitomo Trust.

Michael Marchese of Newmark Grubb Knight Frank represented Kiddie Academy in the lease negotiations, while SJP Properties was represented in-house.

SJP is marketing the third and final building within Waterfront Corporate Center, a 14-story, 500,000-square-foot class A building designed as New Jersey's only waterfront LEED Silver-certified office and retail building. Learning company Pearson serves as the lead tenant of Waterfront Corporate Center III, being developed in partnership with USAA Real Estate Company.

Pearson occupies 200,000 square feet at the building, with SJP marketing the remaining 235,000 square feet on floors seven through 14. Of the space in the building available for lease, approximately 25,000 square feet has been allocated for retail use. As part of the development, SJP is also constructing a 200-car underground parking garage to provide direct covered access parking.
