OXNARD, CA—Tri Pointe Homes begins construction on the Westerlies, a community of 116 townhomes in the redevelopment downtown core of Oxnard. The project is one of the only communities of for-sale homes under construction in the submarket, and is located near Mandalay Bay and Channel Islands.
“There is really not a project like this in the Oxnard market,” Brian Sinderhoff, VP of land acquisition for Tri Pointe Homes Southern California, tells GlobeSt.com. “We expect the demand to be good and improving as we progress through the year.”
The property sits on a 6.56-acre site formerly occupied by a retail center. Once complete, the property will feature 116 three-story townhomes ranging in size from 1,187 to 2,178 square feet. Each townhome will have a side-by-side two-car garage. The property will also offer residents a communal recreation center and walkways that connect to the nearby shopping and activities at Seabridge, an adjacent retail center.
Pricing for the properties will start at approximately $300,000. Sales efforts will begin in August of this year, and residents will begin moving in to the properties in November 2015. "This welcome project replaces a long-blighted shopping center with well-designed townhomes that will provide move-up opportunities to Oxnard residents who desire to live near the harbor and its many amenities," says Oxnard Mayor Tim Flynn.
The land held entitlements for a townhome community when Tri Pointe purchased, much like a similar townhome project in Arcadia. Another developer, Brandywine, purchased a land parcel with entitlements for a community of 17 three-story townhomes, which will break ground in April.
