LOS ANGELES—Lenders are seeing record loan originations volume. Genesis Capital, a lender specializing in providing bridge loans to investors of distressed single-family assets, has reported a 625% increase in debt originations volume last year over the previous year.
Trixy Weiss, founder and CEO of Genesis Capital, credits the “explosive growth” to the increased demand from seasoned investors for debt solutions. “Capital markets and institutional investors are supporting the US housing recovery and our growth by facilitating lending to real estate investors,” Weiss tells GlobeSt.com. “As one of the most experienced lenders in our space, Genesis Capital has built a model that professional real estate investor developers can rely upon and grow their business alongside. We are leveraging this model and investing to grow our platform as US residential markets continue their recovery creating strong opportunities for our clients to profitably help upgrade America's housing stock.”
In 2014, Genesis Capital completed 340 debt transactions, compared with 528 loans closed between May 2008 and 2013. These loans include short-term commercial bridge loans offered to professional investors of distressed real estate, with a special interest in those borrowers who have an expertise in the purchase, renovation and sale of single-family assets. Weiss anticipates continued increases in debt volume. “As we continue to grow as a company, we are consistently exploring new markets and opportunities,” she says. “By expanding our lending footprint and breaking into key marketplaces, we plan to more than double our origination volume again this year.” The firm, which launched in 2007, recently announced plans to expand its business operation following a direct investment from Oaktree Capital Management, which committed up to $100 million to the firm.
In response to this piqued demand, the firm has become a registered SEC investment advisor, which allows them to manage transactions in excess of $100 million in funds. The firm also has a sister company Genesis Auction, which is an internet-based disposition platform providing distressed single-family home product for sale and investment.
