CHICAGOMcShane Construction Co. has just completed Midtown Square in suburban Glenview for Trammell Crow Co. The 138-unit, 215,000-square-foot luxury apartment development sits on a 2.7-acre downtown site at Glenview Rd. and Church St. directly east of the Glenview Station along Glenview Rd., a stop for both Metra commuter rail and Amtrak. The company acquired the site, which included the town's former fire department headquarters, in May 2013 and demolition began that July.

“The Midtown Square complex mirrors the high standards of our client and its goal to provide modern residences near public transportation and the conveniences of a growing suburban community,” says Jeffrey A. Raday, president of the Rosemont, IL-based McShane.

The project is one of several transit-oriented luxury developments that Trammell has created in areas with extremely robust multifamily markets. As reported in GlobeSt.com, in the past year Trammell has also delivered Junction Flats, a 182-unit apartment project in Minneapolis' North Loop neighborhood, and Arcata, a 165-unit multifamily project developed with partner Investors Real Estate Trust in Golden Valley, MN, a Twin Cities' suburb.

In addition, Trammell also hired McShane to construct Park 205, a 115-unit multifamily development currently under construction in suburban Park Ridge. Company officials say this will be the first LEED-certified multifamily project ever built in Park Ridge.

To build Midtown Square, a four-story mixed-use development, McShane had to demolish several existing buildings. The new structure has an array of floorplans with 101 one-bedroom and 37 two-bedroom residences. It also includes about 9,000-square-feet of ground-floor retail space and 5,000-square-feet of amenities including a fitness center and Wi-Fi coffee lounge, among others.

Fitzgerald Associates Architects provided architectural services for the project.
