SACRAMENTO—El Dorado Village, a class A multifamily community located in one of the region's most affluent submarkets, El Dorado Hills, has changed hands. The 68-unit garden style community sold for $12.4 million, or $182,353 per unit.

The deal was in an off-market transaction to a private investor. The 1031 exchange buyer hired Marc Ross and William Blucher of CBRE Capital Market's Sacramento Multifamily team to represent them on the acquisition of a suitable exchange property, GlobeSt.com has exclusively learned.

“The buyer engaged our team soon after the decision had been made to sell their property in the Bay Area, in order to ensure sufficient time for us to provide them with quality options to satisfy their exchange requirement,” says Ross who directs the Sacramento Multifamily team. “El Dorado Village is a value-add asset with an exceptional location in one of the region's most sought after submarkets.”

El Dorado Village was built in 2000 and offers premium design features such as vaulted ceilings, full size in-unit washer and dryer, wood burning fireplaces with mantle, private garages, and stunning hillside views. Community amenities include a clubhouse, fitness center, swimming pool, spa and beautiful landscaping throughout.

Sacramento region so far this year and has over $86 million of properties currently on the market.
