SAN FRANCISCO—Equity Residential has begun construction on One Henry Adams, a 241-unit apartment community, west of Mission Bay on Townsend Circle. Designed to respect the area's light industrial history while providing a modern living community, the mixed-use property is located in Showplace Square, between Interstates 280 and 80.

“As former industrial areas are transformed into modern residential neighborhoods, it is important to incorporate open spaces and social areas to build a more communal environment,” says Jim Kelly, first vice president of development for Equity Residential. “Urban residents are increasingly attracted to resort-style amenities and public spaces, and we are confident that both tenants and the community will enjoy the lifestyle experience we're bringing to the neighborhood.”

In order to maintain scale with the surrounding community, the 1.65-acre development has been divided into two six-story buildings. The smaller north building has five floors of apartments over the ground floor retail space. The south building has a larger footprint to accommodate the development's above-grade parking garage. A state-of-the-art mechanical auto stacking system is being utilized to provide parking for more than 150 vehicles, including rooftop photovoltaic solar panels to generate enough energy to power the property's garage and common areas.

Unlike many of its urban counterparts, this high-density complex has no internal courtyards. The H-shaped south building turns its garden spaces outward with a 40-foot-wide, public park-like paseo to create the impression of multiple, smaller buildings lining Henry Adams and Rhode Island streets. The ground floor also has 13,140 square feet of neighborhood-serving retail and outdoor dining.

“The project is a conversation between older and contemporary urban forms that characterize the essence of Showplace Square,” says Ben Schaefer, an associate and project designer with BAR Architects. “The buildings are composed of clean lines framing classic proportions, zinc and stainless steel mingling with brick and timber, and expanses of glass curtain walls contrasting with patterns of slot windows.”

Scheduled for completion in 2016, One Henry Adams provides residents with a full menu of common and outdoor amenities: 1:1 bicycle parking with tool racks and repair stations in each building, a dog spa, a large residential lounge with Wi-Fi, high-definition televisions, farm tables and sofas, a club room with demonstration kitchen, two outdoor courtyards with stainless steel barbecue grills, a rooftop terrace, lounge chairs, trellises and shading elements with spectacular views of San Francisco.

Kelly also states that One Henry Adams is introducing something new in a residential community: a maker room.

“If you're an artist, hobbyist, tinkerer or mechanic, One Henry Adams' maker room is an industrial workspace with work tables, shelves, lockers and tools to work on those projects that were formerly done in a garage or studio. The Maker Room even has a pool table and media area when it's time for a break. It's a very unique concept that we envision resonating with our residents.”

Equity Residential owns or has investments in 391 properties consisting of 110,285 apartment units. Equity Residential has five multi-family assets currently in development in San Francisco, which will deliver approximately 1,800 apartment homes during the next two years.
