Are you effectively communicating with Generation Z for you student housing marketing strategy? GlobeSt.com recently caught up with Alexis Krisay, a partner and the vice president of marketing for Serendipit Consulting, a public relations, marketing, branding and event-planning firm with a specialization in the student housing market, to get her take on the latest trends.
GlobeSt.com: How are you currently leveraging video for your leasing strategy?
Krisay: Digital platforms are continuing to optimize video content vs. any other form of content, which means that your audience is much more likely to see video online. Gen Z is looking to engage with quick and easy content and is 68% more likely to engage with video.
A few tips for leveraging video for your leasing/marketing strategy: selfie tours; quick decor tips from your manager; and instagram videos at games and events.
GlobeSt.com: Are you aware of the new social platforms that Gen Z prefers to engage on?
Krisay: They are constantly looking for the new best thing. While utilizing Facebook advertising and targeting is still important, it is crucial that your community has a presence on all platforms. A few platforms to look into for Gen Z social media: Riff, Quad and Boom.
GlobeSt.com: Is traditional marketing and grassroots marketing obsolete with Gen Z?
Krisay: No, this is definitely not the case. Going on campus, street canvassing, co-vending programs, etc. are still extremely necessary for leasing to Gen Z. With Gen Z-ers, the importance lies with tying the digital and traditional marketing tactics together to ensure a cohesive campaign strategy and successful lease-up.
GlobeSt.com: Is your community's website built with strong CTAs and optimized for Google's new algorithm?
Krisay: Having a responsive website is important for many reasons, but starting April 21, 2015, Google will be launching its new mobile algorithm, which means it becomes that much more important for your site to have proper mobile-friendly usability factors and indexing in place to be able to rank on Google.
Also, Gen Z is looking to find all information in one place, so ensuring that your website homepage calls out the necessary CTAs and is constantly updating imagery, promotions, etc. will set your digital presence up for success.
GlobeSt.com: What are the key characteristics that Gen Z possesses in regards to their shopping habits?
Krisay: Gen Z is all about e-commerce. Studies show that Gen Z spends the highest share of their income online (Business Insider). What does this mean for your community? Having an online leasing option will be very important when leasing to Gen Z. Also, having a strong virtual tour that includes lifestyle and local hot spots will also be crucial for selling your community.
