LINDEN, NJ—Kelco Industries/C&C Cola has signed a long-term lease for industrial space at 301 Pleasant Avenue in Linden, NJ, a new class A, 144,000-square-foot industrial facility. Bussel Realty Corporation brokered the transaction.

301 Pleasant Avenue is part of Legacy Commerce Center, a 60-acre, state-of-the-art industrial park that is located minutes from the New Jersey Turnpike and five miles from Port Newark/Elizabeth.

BRC president Steve Bussel, SIOR, arranged the transaction and represented the tenant. CBRE represented Duke Realty, the owner and developer of the property and Legacy Commerce Center.

“This newly-developed class A property and its strategic location in Linden is ideal to reach customers in the tristate market for this well-known beverage brand,” says Bussel. “Duke's modern design of the property based on today's tenant requirements for industrial space will provide C&C Cola significant efficiencies and operational benefits.”

Bussel declined to say how many square feet C&C had leased in the facility.

301 Pleasant Avenue has 50-foot by 50-foot column spacing, 28-foot ceiling height, high-bay fluorescent lighting, ESFR sprinkler system, electric power to suit, 20 dock doors, concrete-paved trailer pads, levelers, seals and bumpers, ample vehicle parking with opportunity for trailer parking, and a TPO mechanically fastened roof.

Legacy Commerce Center is a 60-acre, state-of-the-art industrial park located minutes from Exit 13A of the New Jersey Turnpike/I-95, and five miles from the Ports of Newark and Elizabeth. It is also three miles from Newark Liberty International Airport. Legacy Commerce Center offers lease and build-to-suit opportunities with new class A construction featuring: 40-foot by 40-foot and 50-foot by 50-foot column spacing; 28-foot and 36-foot ceiling heights; ESFR sprinkler systems; electric power to suit; concrete paved trailer pads, levelers, seals and bumpers; and a TPO mechanically fastened roof.
