NEW YORK CITY—ML7, a private real estate investment, development, and management company, has closed on the acquisition of two commercial condominiums, spanning a combined 32,000 square feet, at 72 Reade St. (aka 112 Duane St.) for $18 million. The Tribeca property has been home to the MacKenzie Door Co. for decades. Ground floor retail spaces will provide 50 feet of frontage on both Reade and Duane streets. ML7 expects to develop the second floor into two luxury residential loft condominiums that will each be approximately 4,000 square feet. The buyer was represented by Robert Khodadadian of Skyline Properties brokerage in the transaction. Financing was provided by Square Mile Capital and arranged by Gideon Gil of Cushman & Wakefield.
RFR has secured a 29,750-square-foot lease at 190 Bowery, the landmarked 1898-vintage architectural icon at the corner of Spring street and the Bowery. The tenant is a soon-to-be-named consortium that serves as the umbrella company for fashion talent agencies and archives. The group will occupy floors two through six of the historic building, leaving only the ground floor retail space available. AJ Camhi, RFR SVP, represented the firm in-house and the as-yet-unnamed tenant was represented by David Falk at Newmark Grubb Knight Frank.
Coltown Properties—a privately held, New York-based real estate company founded by Israel Weinberger, Steven Neuman and Jonathan Weinberger—has purchased a 19,008-square-foot commercial condominium at 100 W. 93rd St. for $16.5 million. The roughly 19,000-square-fot asset was sold by Starrett Development. RKF, which represented Coltown in the deal, subsequently arranged a lease at the property for Manhattan Children's Center, a school for special needs students. RKF senior associate David Abrams and senior managing director Marc Finkel represented the buyer in the acquisition, while Michael Dubin of Savvitt Partners represented the seller. Abrams and Finkel subsequently represented both the landlord and MCC in the leasing transaction.
Cambridge in America has signed a long-term lease for 10,281 square feet at the Hippodrome Building at 1120 Ave. of the Americas, between 43rd and 44th streets. A Cushman & Wakefield team of Gus Field, Michael Burgio and David Berke, represented the landlord—Edison Properties—as exclusive leasing agent. C&W's Robert Constable and Jonathan Luttwak represented Cambridge in America in the transaction.
Four tenants have signed new or renewal leases at 530 Seventh Ave., where the average asking rent was $58-per-square-foot. Fashion companies Interzan LLC inked a 4,800 square foot lease; JVB International renewed its 1,700-square-foot agreement; Usalpaca New York renewed for 1,400 square feet and Texollini, Inc. signed a new lease for 1,400 square feet. A team from the landlord, the Savitt Partners, of Brian Neugeboren and Nicole Goetz worked closely with all of the companies in negotiating the lease transactions.
