NEW YORK CITY—Sugar Hill Capital Partners has sold a 47-unit mixed-use building in the Hamilton Heights section of Manhattan to Brooklyn-based multifamily landlord Galil Management—formerly known as E&M Associates—for over $25 million. The six-story, 65,050-square-foot building at 3621 Broadway is an elevator building with 47 apartments, eight stores and an art studio. The building also includes 31,175 square feet of air rights.? Cignature Realty Associates' Peter Vanderpool and Lazer Sternhell, who represented the buyer and the seller, says Galil Management plans to hold the asset and increase the income of the building.

Kalmon Dolgin Affiliates has arranged a 7,200-square-foot lease for QB (Queens Brewery) Collective, a New York state-based brewery at 1539 Covert St. in the Ridgewood section of Queens. The real estate services firm represented both tenant and landlord in the deal. The brewing company will occupy 7,200 square feet—including a 2,400-square-foot lot of land—of the 35,000-square-foot building.

Sherwood Equities has signed five new leases at 370 Lexington Ave. Freixenet USA, a wine company, has expanded to 3,400 square feet; RJL Resources, a recruitment firm is relocating from 286 Madison Ave. into 3,600 square feet; Arthur B. Levine, a surety bond agency, signed a lease for 1,700 square feet in a relocation from 60 E. 42nd St.; Currier McCabe & Associates, an information technology consultant, has leased 2,200 square feet and Shom & Littman, a boutique law firm and one of the longest standing tenants in the building at 50 years, renewed its 2,170 square foot lease. All of the agreements have a five-year term, except Arthur B. Levine's lease, which is for 10-years. William Carr of Douglas Elliman represented RJL and Currier McCabe. Zach Levy, Evan Margolin and Lance Leighton of Savills Studley represented Arthur B. Levine. Tenant representation for the remaining occupiers wasn't available at press time. Sherwood was represented in-house by Adam Weissleder and Jill Burrowes on all transactions.

Love Hate Social Club has signed a 10-year lease for 1,356 square feet of ground floor retail space at 123 Lafayette St. with the property owner, Stellar Management. Located in Soho, the 21,916-square-foot boutique building has leased nearly 15,000 square feet of office space in the past 12 months, leaving only one more floor vacant. Taryn Talmadge of RKF represented Love Hate Social Club, while Andrew Stern of RKF represented ownership in this retail transaction.
