Office is no longer recovering but expanding in Atlanta with demand in Buckhead and the Central Perimeter, pushing down vacancy rates and encouraging new development, including the first spec office project in nearly a decade. Last year represented the best year since the late 1990s for industrial real estate in Atlanta, with over 17 million square feet absorbed. Multifamily demand isn't expected to cool either, with the region boasting the fourth-youngest population in the U.S. Corporate relocations like Mercedes-Benz begs the question of whether the region will attract more northeastern headquarters, fueling growth.
