HAMILTON TOWNSHIP, NJ—A huge, one million-square-foot industrial complex on 65 acres in Hamilton Township in Mercer County NJ is available for redevelopment, now that its owner, flooring manufacturer Congoleum Corporation, is relocating to Marcus Hook, PA. The facility at 861 Sloan Avenue has been vacant since October 2014.

NAI Mertz has the assignment to market the property, with a team led by Jeffrey Licht, SIOR, senior vice president and Fred Meyer, SIOR, director of corporate services. Assisting are NAI Mertz vice presidents Adam Lashner and Jonathan Klear.

While the site currently houses a one million-square-foot industrial complex, NAI Mertz is marketing it as a redevelopment opportunity, ideal for a transit-oriented development that has the potential for a combination of retail, office, flex/industrial, recreational, senior housing/assisted living, hotel and healthcare.

"My wife and I routinely travel to New York City via the Hamilton NJ Transit Center, and I've openly muttered that the subject site deserves a better use,” said Licht. “I am thrilled that my team and I get the opportunity to make a difference in this flourishing community. I truly believe the sky is the limit for this property," Licht added.

Located immediately off I-295 (Exit #65B) and directly across from the Hamilton NJ Transit Center, where there is commuter rail service to New York City and Trenton, 861 Sloan Avenue is also close to many of the state's major regional highways. The site is approximately 36 miles to Philadelphia and 57 miles to New York City. Nearby are several dining options, retail shopping centers including the Quaker Bridge Mall and an AMC Hamilton 24 Movie Cineplex.

Within minutes of the site is The Grounds for Sculpture, a 42-acre sculpture park composed of works by well-known and emerging American and international artists. Several sculptures from the Grounds for Sculpture's “Along The Way” program are prominently situated around the property.
