MIAMI—The developers of Aventura ParkSquare just unveiled a class A office tower. Integra Investments, the 7.5-acre mixed-use project's mastermind, is building ParkSquare Signature in Aventura, FL.

ParkSquare Signature will sit at the intersection of the mixed-use development's residents, shops and restaurants. It will rise nine stories and span 100,000 square feet. Construction will get underway this fall with occupancy expected in 2017.

“Upon completion, ParkSquare Signature will be the preeminent office building in Aventura for businesses looking to upgrade to a true 'class A' space,” Victor Ballestas, principal of Integra, tells GlobeSt.com. “While the tower's design is second to none, the greatest advantage is ParkSquare Signature's location in the epicenter of Aventura, with a plethora of retail and restaurants at your fingertips. It will simply be the finest office destination to serve tenants and their clients.”

Zyscovich Architects designed the tower with floor-to-ceiling windows. Steven G. Interiors is executing the office building's interior design, which integrates natural elements that aims to complement the mixed-use development's wellness-oriented architecture and park-like setting. An alfresco terrace, located on the fifth floor, will be landscaped to harmonize with the surrounding design of the project. Crescendo Real Estate is handling the marketing and sales.

ParkSquare Signature's amenities will include a glass-enclosed lobby conference room for all tenants, dining options within the development, outdoor green spaces, easy access to major thoroughfares, and the nearby Aventura Mall. The office building will also offer 24-hour valet and security, and a lobby concierge.

Located on the corner of 2900 Waterways Boulevard and Northeast 207th Street, Aventura ParkSquare is minutes from Aventura Mall and Gulfstream Park, and near Biscayne Boulevard and Interstate 95. Aventura ParkSquare will offer 55,000 square feet of retail space complete with upscale boutiques, fine dining, and restaurants with outdoor seating. Also planned is a flagship select-service hotel, a 131-unit luxury condo tower, and a 45,000-square-foot, state-of-the-art wellness medical center. The project is scheduled to break ground in summer 2015 and slated for completion in early 2017.

You don't see a lot of development in Aventura anymore—or a lot of significant trades. A portfolio of Aventura commercial real estate across from the Aventura Mall just traded hands this time last year. Privé Developers inked $75 million in condo sales at its development in 30 days before the City of Aventura allegedly halted the project.
