NEW YORK CITY—Kalmon Dolgin Affiliates represented the buyer and seller in the sale of a 90,000-square-foot property at 1351 and 1339 Jerome Ave./1320 and 1342 Inwood Ave. in the Mount Eden section of the Bronx. The property traded for $9 million and the seller was Boss Realty. The buyer, Jerome Avenue Storage Associates–operating under American Self-Storage–is one of two current tenants, and has held a lease with the option to buy since 2011 in a deal arranged by KDA brokers Grant Dolgin and Dmitri Gourianov. The brokerage duo also negotiated a 12,000-square-foot lease in 2013 for Antillana Supermarket, a chain of stores at the property.
ABS Partners Real Estate has secured 13,954 square feet of new leases at 1001 Ave. of the Americas, a 24-story and penthouse office building on the northwest corner of 37th Street. The first transaction was a full-floor, 12,017-square-foot lease for Schulman Lobel, which already occupied the entire 10th floor of the building and will be doubling its presence by occupying the second floor too. Second was a 1,937-square-foot relocation for OLX, which will move to the 18th floor of the building from 485 Seventh Ave. Jay Caseley of ABS represented both the tenant and the landlord in the Schulman Lobel deal, along with the landlord in the OLX deal. That tenant was represented by Elliot Warren of the Kaufman Organization. Asking rents in both deals were $52 per square foot.
Investment advisor HS Management Partners is planning to relocate its corporate headquarters to 640 Fifth Ave. Savills Studley advised the company on the 10-year, 10,523-square-foot transaction. HS Management is expected to move from its current 5,620-square-foot location at 598 Madison Ave. at year-end. Savills Studley executive managing director Paul Revson, corporate managing director Zev Holzman and associate Chase Gordon secured the off-market space. Landlord Vornado Realty Trust was represented in house by Jared Solomon, VP. Asking rents were in the $110-$115 per square foot range.
BFC Partners, developer of Empire Outlets—NYC's first and only outlet center—on Staten Island has announced that Asian-fusion restaurant concept Yong Kang Street will open a new location at the retail outlet complex. The 3,500 square-foot restaurant will be part of approximately 100 retailers going into the one million-square-foot development. Sonia Tomai of Casandra Properties procured the tenant and arranged the leasing transaction.
New Street Realty Advisors has inked a lease at 291 Broadway for Brooklyn Learning Center Psychology-Tribeca. Joshua Kaplan, Joshua Gettler and Matthew Gorman negotiated the 1,600-square-foot agreement on behalf of the tenant and dealt directly in negotiations with the owner, 291 Broadway Associates LLC.
On the Upper East Side, New Street also negotiated a ground-floor lease at 1867 Second Ave. The tenant, Perk Café, is taking approximately 1,000 square feet at the building, which is located between East 96th and 97th streets. Matthew Gorman, Joshua Kaufman and Joshua Gettler of New Street, acted on behalf of building owner Ogrin Associates and dealt with the tenant directly in negotiations.
