EMERYVILLE, CA–A two-site housing development is in the planning stages, adjacent to the Hyatt House hotel with access to nearby Christie Park, retail and transit. Both sites are located on Shellmound Street within the Public Market master plan.

When completed, the community is expected to include 400 family-friendly units with a mix of two and three bedrooms. The project is being developed and constructed by Avalon Bay Development and designed by TCA Architects. The nearby redevelopment of the Public Market with corresponding master plan architect, Hart Howerton, is being coordinated with TCA Architects to create a holistic plan.

Thomas Cox, managing partner, TCA Architects, tells GlobeSt.com:

“The recession taught us lessons about housing that can appeal to a wide scope of age ranges. The trend in urban housing is one with a mixed-use element, i.e., connected to shopping, transit and parks, and has a return to the neighborhood connectivity feel for families and empty nesters. We have found that Emeryville has been very strident in creating family-friendly housing.”

Parcel A (Gateway), a two- to five-level wood over two-level podium, is to consist of 150,592 total rentable square feet at an average of 902 square feet per unit. The centerpiece of the plan is the bridge walk, a public way that connects the existing pedestrian bridge to the Amtrak station at the heart of the Public Market retail district.

At the east frontage, a large Public Market sign is to be joined by a vertical stair that leads down to the market. Through variation in height, material, window patterning and base details, the development will build on the existing buildings' designs and speak to traditional urban “Main Street” developments built over time.

At the corner of 63rd and Shellmound, Parcel D (Avalon), a five-level wood over two-level podium, is to consist of 216,244 total rentable square feet at an average of 970 square feet per unit. Avalon sits at the nexus of three zones and the building design will reflect these zones through variation in mass, window patterning, scale and material.

Along Shellmound, the building will take its cues from the industrial buildings across the way and balconies will be recessed to compliment this design as well as address acoustical issues for the apartments. A “retail-like” frontage is planned along the lowest floor, lining the street with active uses such as a lobby and lounge, along with a fitness center. In addition, the building will act as a gateway to the burgeoning residential district centered on 63rd and 64th streets. The two-story townhouses with stoops will create a residential street of porches and plantings, harkening back to the historical neighborhood feel of urban living.
