MIAMI—Altman Companies is building a new 321-unit luxury multifamily complex in Kendall. Dubbed Altís at Kendall Square, the mixed-use garden-style apartment community is located at 16950 Southwest 93nd Street.

Altman is positioning its latest multifamily project as an eco-friendly community that offers a “rare opportunity” for urban living in a residential neighborhood. There are plenty of amenities, including a Starbucks coffee bar and Internet café, conference room, a yoga and aerobics studio, and 24/7 fitness center with on-demand virtual fitness programs, and high-tech game center.

“Altís at Kendall Square offers comfort and style that pushes luxury to a new level,” says Joel Altman, chairman of Altman. “Our residents work so hard on a daily basis that they deserve to reward themselves with the 'altimate' lifestyle by living in this one-of-a-kind community.”

Beyond the interior amenities, Altís at Kendall Square also offers a beach-entry pool and spa, pool activities pavilion with fireplace, TVs and outdoor chef-demonstration kitchen, cabanas, playground, hammock park, and sand volleyball court. There's even a citrus grove, dog park with grooming station, full-size soccer field, and neighborhood retail.

Altís at Kendall Square will offer 12 three-story multifamily buildings and a 6,000-square-foot retail component. Floor plans include studio, one-, two- and three-bedroom apartments. Residences include attached garages to the residences, as well as private balconies and patios.

Altís at Kendall Square's location is certainly strategic. The amenity-driven multifamily community is located on North Kendall Drive near the Baptist Medical Center, Dadeland Mall and Miami International Airport.

Altman is one of many multifamily developers competing for tenants. The 4,800 rentals slated to come online this year will raise rental stock to within 13,000 units of the previous peak in the county, according to Marcus & Millichap. During 2014, about 3,100 apartments were delivered in Miami-Dade.
