LOS ANGELES—Hudson Pacific Properties has broken ground on ICON, a $200 million creative office development at Sunset Bronson Studios in Hollywood. The 413,000-square-foot office campus sits on 10.6 acres and is scheduled to open in late 2016. It is part of the ongoing Hollywood renaissance, which has seen a wave of creative office development projects.
“Hollywood's renaissance is well underway,” Victor Coleman, Hudson Pacific Properties' chairman and CEO, tells GlobeSt.com. “We've designed this iconic project—a beautiful, state-of-the-art, vertical office campus—to perfectly meet the needs of the growing number of next-generation tech, media and entertainment companies looking for flexible, LEED certified, creative space.”
The Gensler-designed creative office campus will feature a 323,000-square-foot, 14-story office tower and an adjacent 90,000-square-foot creative office building. Gensler designed the property with striking exterior architecture, including a multi-tiered façade. The property will be state-of-the art with sound stages and production facilities, which will help to garner attention from entertainment companies to fill the space. Individual floor plans average 25,000 square feet, and feature floor-to-ceiling windows and balconies. The property also includes a 1,600-car parking structure.
Los Angeles Mayor Eric Garcetti and City Councilman Mitch O'Farrell attended the monumental groundbreaking ceremony. In a speech, Garcetti noted that the project will have a major economic impact for the city, including generating 520 jobs during the construction period.
Hudson Pacific Properties bought Sunset Bronson Studios in 2008, but only recently began redevelopment. Once ICON is complete, the property will have 700,000 square feet of office space.
