SEATTLE—Madison Development Group LLC has completed the grand opening of its newest residential project, Spruce West Seattle.

Located at 4555 39th Ave SW, the project includes two seven-story residential buildings totaling more than 197,000 square feet in 216 units, along with 42,211 square feet of retail space. Construction began in April 2013.

“We're excited committed to developing the highest quality projects in the Pacific Northwest,” said Tom Lee, partner at Madison Development Group. “Our goal with Spruce was to provide unique, high-quality residential living with amenities not found in other West Seattle projects.”

New apartment homes at Spruce West Seattle range from $1,225—$1,450 for a studio apartment; $1,325—$2,040 for an open one-bedroom, one-bathroom apartment; $1,800—$2,175 for a one-bedroom, one-bath den apartment; and $2,160—$3,400 for a two-bedroom, two-bath apartment.

Additionally, 20% of the units are dedicated to households below the median income, according to Seattle's Multifamily Property Tax Exemption Program.

Located just over the West Seattle Bridge along Fauntleroy Way and located along the Rapid Ride bus line, 'Spruce West Seattle' offers urban living at its finest—with 24 spacious floor plans including 33 two-bedrooms, 170 one-bedrooms and 13 studios. Many feature downtown Seattle and Cascade Mountain views.

The exterior finishes at Spruce West Seattle include two-story brick masonry, custom-colored two-story glazing at the retail level, prodema wood paneling, cement board and metal plantings. The building also includes a parking garage with 188 residential parking spaces.

In addition to its residential units, the property includes a 42,211 square foot L.A. Fitness health club.

Along with the parking garage and retail component, the site totals 427,000 sq. ft.

Spruce West Seattle also features commissioned sculpture art by West Seattle-based artist Lezlie Jane at a newly constructed pocket park located at Fauntleroy and Alaska. Developed according to standards in which buildings are designed and built to conserve natural resources while providing a healthy, comfortable living environment, Spruce West Seattle is also BUILT SMART-certified.

The project team for Spruce included general contractor Chinn Construction, architect CollinsWoerman, interior designer Two 9 Design, and landscape architect Weisman Design Group.
