NEW YORK CITY—HFF has arranged a $25 million refinancing for 99 Madison Ave., a 124,382-square-foot office building. Working on behalf of the borrower, Windsor Management, HFF managing directors Steven Klein and Jonathan Rosner placed the 15-year, fixed-rate loan with Voya Investment Management. The building is fully leased to 12 tenants, the largest of which is HAB Bank, who leases all of the building's retail space—which sits on the ground floor—and two floors of office space.

Rent the Runway, an ecommerce firm that allows women to rent apparel for reduced costs,has signed aseven-and-a-half-year, 39,848-square-foot sublease at 345 Hudson St. for its headquarter offices. The tenant is aiming to relocate by the end of this summer and was represented in the transaction by Sam Mann and Robert Sattler of Cresa New York, and Marcus Rayner, formerly of Cresa. The sublandlord was represented by Michael Liss, Bruce Surry and Ben Fastenberg of CBRE.

The DUMBO Heights complex—being developed by Kushner Cos., LIVWRK and RFR Realty—has nabbed frog, a product strategy and design firm, as a tenant at 55 Prospect St. The tenant, who is relocating from a Manhattan office at 325 Hudson St., will take 27,000 square feet of space at its new location in the Brooklyn Tech Triangle. The mixed-use campus spans 1.2 million square feet of office and retail space.

X Team International, an international alliance of retail real estate advisors, announced that partner Strategic Retail Advisors has negotiated a lease on behalf of Charming Charlie, an accessories retailer. The 16,000-square-foot New York store is on Fifth Avenue in Midtown East and is the first New York City flagship location for the retailer. SRA's Jonathan Lapat represented the tenant in the transaction. Jeremy Ezra and Greg Covey of RKF provided local support.

The Icahn School of Medicine at Mt. Sinai has signed a long-term, 14,607-square-foot lease to operate a health and wellness center at 255 Greenwich St., in Tribeca. The building is owned by Jack Resnick & Sons. Dennis Brady and Brett Greenberg of Resnick represented the building owner in the 15-year leasing transaction, while Jonathan Serko and Frank Cento of Cushman & Wakefield represented Mt. Sinai.

Stanford University is coming to New York City. The prestigious university has signed a 6,000-square-foot-lease at 915 Broadway, in the Flatiron District, as the headquarters of its Stanford in New Yorkpilot program. Jay Caseley, Carol Sacks and Alex Kaskel of ABS Partners Real Estate represented the landlord, 915 Broadway Associates LLC, in the transaction. Aaron Maltz of Newmark Grubb Knight Frank represented the tenant, officially known as the Board of Trustees of Leland Stanford Junior University.

A trio of national tenants has signed leases at 394 Myrtle Ave., located between Vanderbilt and Clermont Avenues in the Clinton Hill section of Brooklyn. Starbucks leased 1,800 square feet at the property while Chipotle Mexican Grill leased 2,000 square feet and Invite Health agreed to take 1,000 square feet. Winick Realty Group's Diana Boutross represented both Starbucks and Chipotle. The third tenant was represented by Winick's Robert Heicklen. The realty firm's president, Steven Baker, exclusively marketed the 4,800-square-foot site for landlord Crescent Properties.
