NORTHVALE, NJ—Toner Buzz, an online supplier of ink and toner, is relocating its corporate headquarters from Norwood, NJ, to 160 LeGrande Ave. in Northvale, where it has leased 15,000 square feet. The long-term commitment nearly triples Toner Buzz's size, and brings the 30,000-square-foot industrial property to 100 percent occupancy.

Cushman & Wakefield's Bonni Heller, based at the company's East Rutherford, NJ, office, represented property owner Pildes Brothers as exclusive leasing agent. Robert Calleo of LB Commercial Realty served as tenant broker.

“This area of northern Bergen County is recognized as a niche market defined by smaller industrial properties and a tenant base of regional companies,” Heller says. “These businesses tend to establish and grow locally, and Toner Buzz is no exception.”

According to Cushman & Wakefield's latest Marketbeat, the New Jersey industrial market is poised to remain one of the healthiest markets in the nation – Bergen County, especially, due in large part to its close proximity to the largest population concentration in the country.

Heller says 160 LeGrande Ave. provided a perfect fit. “Toner Buzz needed a larger space available for immediate occupancy,” she says. “In addition to being the right size, this unit had been modernized on spec. It really is a nice little building.”

Pildes Brothers recently installed an energy-efficient roof and new exterior windows, and upgraded the loading dock at 160 LeGrande Ave. Additionally, the space is fully air conditioned.
