SAN DIEGO, CA—MVP REIT, which owns and operates parking garages, has purchased five parking facilities for a total of $36 million. The five properties, which include both parking structures and surface parking garages, are located in Texas, Missouri, Wisconsin and Colorado. The portfolio has a total of 1,818 parking spaces, bringing the REIT's total portfolio to 2,297 parking stalls, a value of $60.7 million. Each of the properties is leased on a long-term basis.
SALES
PORT ORCHARD, WA—A private investor has purchased a two-property medical office portfolio for $33.8 million. The 131,566-square-foot portfolio includes the South Kitsap Medical Center in Port Orchard, WA, and the Salmon Center in Silverdale, WA. The two properties have a strong occupancy with only 20,000 square feet of vacant space. Kim Adams of Coldwell Banker Commercial Danforth represented the buyer in the transaction.
CORONA, CA—Amrapur Overseas Inc. has purchased the largest building at CT Realty's Magnolia Point development project. The 201,345-square-foot industrial building traded hands for $20.1 million. The buyer will relocate its headquarters office from its current location in Garden Grove, CA. The building fits Amrapur's needs with 32-foot clear height, 21 dock high doors and two grade level ramps, as well as ample parking with a fenced and secured concrete yard.
LEASES
LA JOLLA, CA—Robert R. Redwitz & Co. has signed a 4,791-square-foot lease agreement with the Irvine Co. at Executive Square, located at 4275 Executive Square in La Jolla. The lease transaction has a value of more than $1 million. Jeff Saywitz and Pat Fay of the Saywitz Co.'s San Diego office represented the tenant, and Rachel Brown of the Irvine Co. represented the landlord.
