MINNEAPOLIS—The Opus Group has been one of the most active industrial developers
In the Twin Cities region, and has just launched yet another spec building. The 96,000 square-foot office and warehouse facility in suburban Plymouth is smaller than many of Opus' other projects, but it is meant to satisfy a specific demand.

“This speculative development is designed to meet the needs of tenants that require a smaller overall square footage with a higher percentage of office space,” Phil Cattanach, director, real estate development, Opus Development Co., LLC, tells GlobeSt.com. “Medical technology firms are prevalent in the Plymouth submarket and are one example of the types of tenants who may be interested in this space.”

“We worked closely with our broker contacts to identify this opportunity, and Opus has the financial wherewithal and strength to move forward on a speculative basis,” he adds. “The site is in a desirable area with limited available space and we're already seeing strong interest from potential tenants.”

Opus designed the building, which will feature a 24' clear height, for multi-tenant occupancy. Company officials say it will have an exterior finishing complementary to the existing buildings in the Plymouth Business Center and feature the ability to accommodate users requesting a higher percentage of office space, ESFR sprinkler systems, five loading docks and parking for 204 cars. The company will have the building ready for occupancy by January 2016.

A joint venture partnership between Opus Development and Founders Properties, LLC will own the building. Opus Development will develop the property. Opus Design Build, LLC will be the design-builder and Opus AE Group, LLC will be the architect and engineer of record. Matt Oelschlager with CBRE will market the property for lease.
